This Area's Housing
University Park's homes mostly went up in 1987, which puts this pocket well ahead of the service area's overall median build year of 2002 - across the wider territory, houses span 1973 through 2013. That gap matters more than it sounds like it should, because a door, opener, and track installed in the late '80s were built to a different standard than what went into homes finished in the 2000s.
At 7,174 households, University Park is a smaller stop on our route than some of the towns we cover, and it sits about 10 miles from our Garland shop - closer than several of the other 19 named areas we work. Median household income here runs $250,001, well above the $133,750 median for the service area as a whole, and across that broader area there are roughly 72,723 households and 46,718 owner-occupied houses.
Put together, this is a smaller, older, higher-income pocket sitting inside a much younger service territory - and the doors reflect that.
What the Housing Means for Your Door
A garage installed in 1987 is now well past the point where original parts are still around. Torsion springs from that era were often wound for a heavier, non-insulated steel door, and if the door's been swapped since but the spring wasn't re-rated, you get a door that's either too heavy to lift by hand in a power outage or one that slams down fast when a cable snaps.
Openers from that period, if they're still the original unit, are chain-drive models running motors and gear sets that have been in service for over three decades. When they fail, it's rarely a quick sensor fix - it's usually the whole head unit.
Climate here runs in the moderate-heat band, which is easier on rubber seals and nylon rollers than a harsher climate would be, but three-plus decades of Texas summers still dry out weatherstripping and crack aging bottom seals. On a house with the income level common to this area, we also see more owners choose to replace an aging setup outright with an insulated door and a modern belt-drive opener rather than keep patching a 1987 system piece by piece.
